Plex shouldn't be R1, the neighborhood is way too dense to be R1. Youd have to demo every other house

The city spends so much on tearing down vacant houses, seems a better use of money to get those houses into private ownership and repopulate neighborhoods

I hate when people call it Israeli food, it's all pilfered from the countries around Israel and the people they displaced. They stole the food of the locals to disguise the fact they've only been there for 80 years.
Itd be like someone moving to Hawaii, stealing the local's food history and claiming it as their own.

The "deficit" is a largely made up number. City hall over estimates expenses while under estimating revenue. That's how they "close the gap" every year without major service cuts.

Anything in that area is going to have traffic problems because Elmwood is built for cars not people. If you want a walkable development, redesign Elmwood and extend the existing urban street grid South into the development. If not you'll end up with another henrietta-esqe development like CityGate
