Cozy Comfort in the 19th Ward

518 Post Avenue

Southwest Rochester’s 19th Ward is well known for its many tree-lined residential streets that are graced by well-maintained early 20th century homes. The Colonial Revival-style house at 518 Post Avenue stands out among its neighbors because of its compact size. The two-story home is one room wide and four rooms deep.

The front entrance of 518 Post Avenue leads directly to the living room, which features a working wood-burning fireplace and a built-in window seat. The adjacent dining room is entered through an arched doorway. Beyond the dining room lies the kitchen. The kitchen has been recently remodeled and includes new cabinets and a built-in microwave. Past the kitchen is an enclosed porch which provides access to an outdoor deck and patio. The enclosed porch is the perfect spot for a computer or TV room. The patio and deck areas offer excellent spaces to celebrate with friends and family during the sunny summer months. Also accessed through the kitchen are stairs to the partially finished basement. The basement is the perfect size for a pool table and entertainment center.

On the second floor, reached via a staircase from the living room, are the home’s two bedrooms. The master bedroom features a gas fireplace for use during Rochester’s chilly winter nights, a ceiling fan, and a medium-sized wardrobe closet with mirrored sliding door. The bathroom, which includes a combination shower and bathtub, is also located upstairs. The attic, entered by pull-down stairs from the second floor hall, offers plenty of storage space. The previous owners of 518 Post Avenue have carefully planned flower beds in the front and back yards to bloom in the springtime. A white picket fence outlines the perimeter of the front yard and a red wooden fence lines the backyard.

The home, built in 1927 according to Rochester city directories and plat maps, is located on Post Avenue between Flanders and Sawyer Streets. Just one short block away is bustling Thurston Road with the Southwest Family YMCA, a full-service United States Post Office, a 7-11 convenience store, and a Rite Aid Pharmacy. Also nearby are elementary school # 16 and Aberdeen Square Park right on Post Avenue. Construction of the Brooks Landing shopping district, at Brooks Avenue and Genesee Streets, continues in the 19th Ward. When completed, the new shops and services at that intersection, near the Genesee River, will include an 80-room Staybridge Suites Hotel, the Urban Brew Coffee Shop, several restaurants, and offices of the University of Rochester. Neighborhood residents are looking forward to sipping coffee with and sharing the beauty of the area with the University and the greater Rochester communities.

The asking price for the 1,176 square foot home at 518 Post Avenue is $59,900. Annual taxes are $1,818. For more information please contact Nick Glamack of Glamack Realtors at 721-3577.
